Remodeling in Coral Gables
We remodel kitchens and bathrooms in Coral Gables, and we take on full renovations and interior painting. Christhian sees the space in person before any price.
A city built in five years
Much of Coral Gables went up at speed between 1921 and 1926. By October 1926 the city held more than 4,000 structures.
It still shows in the housing. More than a third of the homes in the city were built before 1960.
Old plaster, old tile and a floor plan drawn for a different way of living. We want to stand in the room before we say anything about cost.
Outside work gets reviewed first
Coral Gables runs a Board of Architects made up of at least seven local architects, and it meets every Thursday morning.
For proposed work affecting the exterior of a structure, the city requires review and approval by the Board of Architects before the Building Division sees it.
A kitchen, a bathroom or fresh paint on an inside wall is a different matter. If your project also changes the outside of the house, plan for that extra step.
Fifty years and older
The city adopted its first historic preservation ordinance in 1973. A revised, expanded ordinance in 1984 created the Historic Preservation Board.
A property has to be at least fifty years old to qualify for the Coral Gables Register of Historic Places. Once a house is listed, the Historical Resources Department and the board review any alteration or addition you make to it.
Tell us at the visit if your house carries that designation.
Spanish or English
About half of Coral Gables residents aged five and over speak Spanish at home.
Christhian works in whichever language is easier for your household. Your architect and your designer can be in the room for it too.
Does a kitchen need Board of Architects approval?
Ask the city. That review covers proposed work affecting the exterior of the structure. Interior remodeling runs on a separate track, and we go through your project at the visit.
Who runs permitting in Coral Gables?
The Development Services Department oversees the Building Division, and the Building Division is in charge of the permitting process along with Florida Building Code plan review and inspections.
Have you worked in this area before?
Yes. We have jobs behind us in Miami-Dade County. Rooms we finished are on our projects page.
My house is old. Does that change anything?
It changes how we plan. Older walls and older tile come apart differently, which is one reason we look at the space before we quote it.
